Preventative Maintenance Schedules (PMs)

Preventative maintenance contracts help to maintain your equipment and minimize downtime. This page contains the details of the work completed each time a specific type of PM visit is made.







Sterilizer PM

* Check with customer for any sterilizer problems.

* Check overall condition of unit. (Hardware, wiring, etc.)

* Inspect chamber interior, remove any debris that is not baked on and clean strainers.

* Clean end ring surface.

* Check condition of door gasket.

* Operate door; clean, and lubricate if needed.

* Check door switch.

* Inspect all filters.

* Open and inspect traps.

* Open and inspect check valves, if applicable.

* Open and inspect condition of solenoid valves.
**** (Note: Kits must be available if valves are opened. If we open the valves and they need to be rebuilt, it must be done then. The valves cannot be closed back up if defective.)****

* Start unit. Check operation of all cycles.

* Check operation of door safety interlock.

* Check operation of pressure regulator and traps.

* Check all gauges for accuracy.

* Check all safety valves.  Pull handle to check blow down pressure.

* Inspect all piping for leaks.  (Steam, water, air)

* Check vacuum system performance.  (With absolute pressure gauge, if applicable.)

* Inspect recorder. Calibrate if needed.

* Check pre-vac timer.

* Check sterilizing timer.

* Check dry timer.

* Check phase indicating lights.

* Check unit's electric generator operation.

* Check generator blow down operation.

* Inspect generator's solenoid and check valves.

* Check level controls and inspect sightglass.

* Inspect heaters and vacuum the inside of the generator.

HydroStatic Testing Operations Evaluation Certification for Sterilizers

* HydroStatic Testing - Putting the Sterilizer Vessel under 1.5 times its rated working pressure to check for any leaks or cracks. This will help to ensure the integrity of the Sterilizer Vessel.

* Operations Evaluation - Procedure to determine how well the Sterilizer is functioning. A report will be provided to the customer of any repairs that are recommended.

* Certification - Complete visual inspection of entire unit from the floor up to assure that Sterilizer is operating correctly.

Dryer PM

* Check with customer for any dryer problems.

* Check overall condition of unit. (Hardware, wiring, etc.)

* Check door operation; lubricate if necessary.

* Check the voltage of heaters.

* Check the amperage of heaters.

* Check the blower.

* Check the blower filter.

* Clean interior of dryer.

* Clean exterior of dryer.

* Check the rack and wheels.

* Check indicator lamps.

* Check indicator settings.

Washer PM


* Check with customer for any washer problems.

* Check overall condition of unit. (Hardware, wiring, etc.)

* Clean and refill oil lubricator, if applicable.

* Open and inspect condition of solenoid valves.
**** (Note: Kits must be available if valves are opened. If we open the valves and they need to be rebuilt, it must be done then. The valves cannot be closed back up if defective.) ****

* Open and inspect traps, if applicable.

* Operate door; clean, lubricate if necessary.

* Inspect all filters.

* Inspect twirler bearings, delrins, axles, bolts, etc.

* Inspect header assemblies. Clean and flush spindle tips and debris trays.

* Inspect float assembly.

* Start unit; check operation in all cycles.

* Check operation of door saftey switch.

* Check unit's water temperature with lag meter.

* Check operation of butterfly valves and air monitors.

* Check compartment and panel lights; replace if necessary.

* Pump pressure abnormal; remove and clean strainers.

* Check dryer assembly operation, if applicable.

* Lubricate conveyor belt bearings, if applicable.

Steam Generator PM

* Observe operation and talk with operators about any problems.

* Check for leaks.

* Shut down and vent steam down.

* Remove sightglass and gaskets and inspect.  Replace gaskets and sightglass if there are signs of wear.

* Open float assembly for inspection.  Clean inside of bell, if applicable.

* Replace filters if needed.

* Inspect water feed assembly.

* Close and start up.

* Test auto blowdown, if applicable. If no auto blowdown, perform manual blowdown before unit reaches 15 psi.

* Once unit is up to pressure, check for proper cycling on and off. Check contactors during cycle on/off. Test voltage and amperage.

* Check for leaks again before leaving.
**** (Note: Once a year - remove heater and inspect chamber. Clean as needed. This procedure is performed for the customer's insurance inspection purposes and can be coordinated with the insurance inspector's visit.) ****
